What to do next: ISA booked a showing appointment for a home that is not available/under contract

We have seen this scenario happen all the time. Your ISA has booked a showing appointment, awesome! Except for 1 thing, the home they have the appointment for is no longer available.
Don't worry- we have a solution that works most of the time. The main thing to focus on here, is that you have an in person appointment booked with a qualified lead. The main goal here, is to keep the appointment yet bring back the value since the home they are interested in is not avaiable and this alone can be a let down for them. Luckily, they have you- the professional to come to the rescue!
The following is the script that we have seen work really well for this scenario: "Hey I know you have a showing appointment tomorrow for 123 Main St, this home has since gone under contract but I have picked a few similar if not better ones to go ahead and view on Tuesday. Let's meet at a local coffee shop and we'll choose your favorite and go see that one first. Is the Starbucks on Maple Street close enough to you?"
(Don't forget that you can always pass a lead back for us to Re-Engage, but be aware that it's typically more effective coming from you the realtor as the first attempt before passing it back)
